What is loss of rent?

The loss of rent option applies if you have an AMI Rental House or House policy and have selected the 'lost rent cover' option. If your house is unfit to live in due to damage caused by an earthquake, then you may be entitled to apply to Southern Response for reimbursement of lost rent. EQC does not cover loss of rent.

  • What does ‘unfit to live in’ mean? 

    Your house could be unfit to live in if the extent of the damage means it is not fit or safe for normal domestic occupancy. This considers whether the occupants can eat, sleep and live hygienically and safely in the house given the damage.

  • When are you entitled to loss of rent? 

    If the house is unfit to live in, you may apply for loss of rent if:

    1. You have selected the 'lost rent cover' policy option as part of your AMI House or Rental House policy, and
    2. The house was occupied by rent-paying tenants at the time of the earthquake that rendered it unfit to live in, and
    3. Your claim has been accepted under cover for your rental house.

    Your loss of rent allowance may also cover if Southern Response requires the tenants to leave the house when repair or rebuilding commences.

  • What loss of rent will Southern Response pay? 

    If your house is occupied by rent-paying tenants at the time the damage occurs and...

    your house is repairable

    Southern Response will reimburse you for any actual lost rent for up to 6 months.

    your house is damaged beyond economic repair 

    Southern Response will reimburse you for lost rent you do not receive for a period of up to 14 days after the date Southern Response settles your claim. 

    No excess applies for loss of rent claims.
